Dear Victoria:  When the borrower signs the 4506-T (Request for Transcript Tax Return), should this form be dated? (Judy)

Dear Judy: Forms such as the 4506, W-9, etc should always be dated.  There are time limits (see the instructions for the form) in which the form can be used beginning on the date of the document.  If it is not dated then basically a carte’ blanche is being given to the holder of the form.

Dear Victoria:  In reading back issues of the newsletter, some signing agents are complaining about not making any money or very little, while others are making a lot.  Don't you think the population of the area they cover has a lot to do with how much work they get?  For instance the city I live in has about 100,000 people so there is not a lot of demand for signing agents.  But on the other hand there are not a lot of signing agents in this area, so what I did to increase my work was to extend the area I cover to several different counties and I have a premier listing with as many signing companies as possible.  I have been a signing agent for six months and I am earning somewhere between $300.00 to $500.00 per month. (Keith)

Dear Keith:  As far as how much money a signing agent can make, this is NOT something  you will know until you actually work and build your own business. Every person has a different quality and ability to market.  Just because Sue makes $5,000 per month doesn’t mean you can do the same thing. Therefore, asking people how much money they make in order to determine if you want to get involved in a particular business or not does NOTHING for you. All it does it make you look like a beginner.

You have probably witnessed this for yourself.  A restaurant opens in your neighborhood. They have great food but they close up within a few months.  The problem? Bad marketing.  Other restaurants open up and have horrible food and good marketing but they go out of business too?  The problem? A poor product.

The same holds true in any type of business.  So you will never know how much money your particular business will make until you start working it. It doesn't have anything to do with the area of the country you live in or the population. Making money has to do with the quality of your product or service and your ability to market and sell that product or service.  And you are the only one that can answer that question by how much effort and work you want to put forth.

Dear Victoria: I live in Southern Orange County.  How do I find out if there is a need for virtual bankruptcy assisting in my area?

ANSWER:  As long as there are people who live in your city or town (which I assume there are) they will be people filing bankruptcy. When I ran my business, the bulk of the attorneys I worked for were in California anyway.
